Terms of Use

The short version. This Site lets you tell Home Buyer Hub about your home purchase so that licensed mortgage lenders, brokers, and loan officers in our partner network can contact you. Home Buyer Hub is not a lender. The Site is not a loan application, it does not quote rates, and it is not a commitment to lend. Nothing in these Terms takes away your right to go to court (see Section 13). The full Terms follow.
1. Accepting These Terms
These Terms of Use ("Terms") are an agreement between you and Insurely LLC, doing business as Home Buyer Hub ("Home Buyer Hub," "we," "us," or "our") about your use of homebuyerhuboffers.com (the "Site"). By using the Site or submitting the questionnaire, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.
2. About Us
Home Buyer Hub is a marketing and referral service operated by Insurely LLC. We are not a lender or mortgage broker. We do not make loans, credit decisions, or loan offers, and we do not take loan applications. We connect home buyers with independent mortgage lenders, brokers, and loan officers in our partner network ("Partners"). Each Partner is independently licensed and is solely responsible for its own loan products, disclosures, and conduct. You can verify a Partner's license at NMLS Consumer Access. This site is not a commitment to lend. All loans are subject to credit approval, underwriting and property eligibility, including verification of income, assets, and employment, and an appraisal where required. Not all applicants will qualify. Programs, terms, and conditions are set by each Partner, can change without notice, and may not be available in every state.

We do not discriminate, and we do not match or route inquiries, on the basis of race, color, religion, national origin, sex, handicap or disability, familial status, marital status, age (provided the applicant has the capacity to contract), receipt of income from any public assistance program, or the good-faith exercise of any right under the Consumer Credit Protection Act.
Home Buyer Hub is not affiliated with, endorsed by, or acting on behalf of any government agency, including HUD, FHA, the Department of Veterans Affairs, or USDA.
When you submit the questionnaire, you direct us to share your information with one or more Partners so they can contact you. Home Buyer Hub may be compensated by those Partners. We do not endorse or recommend any particular Partner, and you are never obligated to work with any Partner.
3. Estimates, Rates & What This Site Is Not
- Any figures you enter, such as a purchase price, down payment, credit range, or income range, are your own estimates. We do not verify them through this Site.
- This site does not quote rates, annual percentage rates, fees, payments, or loan terms.
- Nothing on this Site, and nothing in the thank-you page or an initial conversation, is a Loan Estimate, an offer of credit, a rate lock, or a pre-approval.
- Submitting the questionnaire is not a loan application. We do not ask for your Social Security number and do not pull your credit through this Site.
Actual rates, terms, and eligibility can be determined only by a Partner after you complete a loan application with it, authorize a credit report, and complete underwriting. If you apply, the Partner will give you the disclosures federal and state law require, including a Loan Estimate.
4. Site Content
Content on the Site, including descriptions of loan programs such as first-time buyer, conventional, FHA, VA, and jumbo loans, is general information only. It is not legal, tax, or financial advice, and it may not reflect your situation or the latest program guidelines. Please talk with a licensed loan officer, and with a tax or legal professional where appropriate, before making decisions.
5. Your Submissions
When you submit the questionnaire, you confirm that:
- you are at least 18 years old;
- the information you provide is accurate and is about you (or someone who has authorized you to provide it);
- the phone number and email address you enter are yours, or you are the regular user of them; and
- you will tell us if the information changes, especially if you give up the phone number you entered.
Knowingly providing false information in connection with a mortgage loan may violate federal and state law. We may decline to respond to a submission we reasonably believe is fraudulent, automated, or not from the person named in it.
6. Consent to Calls & Texts
By clicking the button that submits the questionnaire, you give your prior express written consent for Home Buyer Hub (a service of Insurely LLC) and its partners and affiliates, including mortgage lenders, brokers, and loan officers in its network, to call and text the phone number you provided about your home loan inquiry and related mortgage products and services, including marketing calls and texts made using automated technology or an artificial or prerecorded voice, even if your number is on a federal, state, or internal Do Not Call list. You also agree that we may share your information with those Partners for that purpose. Clicking the button is your electronic signature for this consent (see Section 8).
- Your consent is not a condition of obtaining a loan or purchasing any property, goods, or services.
- You may revoke your consent at any time by any reasonable means, such as telling the caller, emailing REPLACE-CONTACT-EMAIL, or writing to us at the address in Section 17. We stop our own contact and pass your request to the Partners who received your inquiry within 10 business days. You may also tell any Partner directly to stop.
- Calls are made only between 8:00 a.m. and 8:00 p.m. in your local time.
- Calls may be recorded or monitored for quality and compliance, where the law allows and with any notice the law requires.

7. Text Message Program
- Program name: Home Buyer Hub Home Loan Texts
- Description: Text messages from Home Buyer Hub and the Partner loan officer(s) matched to your request about your home loan inquiry, including follow-ups, appointment scheduling and reminders, and information about related mortgage products and services, which may include marketing messages. Texts may be sent using automated technology.
- How to join: Click the button that submits the questionnaire after reviewing the consent language shown above it. Consent is not a condition of obtaining a loan or purchasing any property, goods, or services.
- Frequency: Message frequency varies.
- Cost: Message and data rates may apply.
- To stop: Reply STOP (or CANCEL, END, QUIT, UNSUBSCRIBE, or REVOKE) to any message. We may send one final message confirming you have opted out.
- For help: Reply HELP to any message.
- Customer care: REPLACE-CONTACT-EMAIL
- Carriers: Wireless carriers are not liable for delayed or undelivered messages.
- Privacy: See the Text Messages section of our Privacy Policy. Mobile information is never shared with third parties or affiliates for marketing or promotional purposes.
8. Electronic Signatures & Records (E-SIGN)
Under the federal Electronic Signatures in Global and National Commerce Act (E-SIGN Act), you agree that clicking the button that submits the questionnaire is your electronic signature, with the same effect as a handwritten signature, and that you consent to receive these Terms, our Privacy Policy, and the consent disclosures shown on the questionnaire electronically.
- Paper copies: You may request a paper copy of these Terms, our Privacy Policy, or the consent language you agreed to, at no charge, by emailing REPLACE-CONTACT-EMAIL or writing to us at the address in Section 17.
- Withdrawing consent: You may withdraw your consent to electronic records the same way. Withdrawal does not affect the validity of anything you signed or received electronically before we process it.
- Hardware and software: To view and keep these records you need a device with internet access, a current version of a common web browser (such as Chrome, Safari, Edge, or Firefox), and the ability to print or save web pages.
If you later apply for a loan with a Partner, that Partner will ask for a separate consent before providing loan disclosures electronically.
9. Acceptable Use
You may use the Site only for lawful, personal purposes related to financing a home for yourself or your household. You agree not to:
- submit false or misleading information, or someone else's information or phone number without their authorization;
- use bots, scrapers, or other automated means to access the Site or submit forms;
- try to gain unauthorized access to, interfere with, or disrupt the Site or its systems;
- copy, resell, or commercially exploit the Site or its content without our written permission; or
- use the Site in violation of any law.
To the extent the law allows, you are responsible for losses we incur because you knowingly submitted false information or someone else's contact information without authorization.
10. Intellectual Property
The Site and its content, including text, graphics, logos, and design, belong to Home Buyer Hub or its licensors and are protected by intellectual property laws. We grant you a limited, revocable, non-transferable license to view and use the Site for the purposes described in these Terms.
11. Third-Party Sites & Services
The Site links to, and relies on, services we do not control, such as NMLS Consumer Access, our Partners, and the providers listed in our Privacy Policy. We are not responsible for the content or practices of third-party websites, which have their own terms and privacy policies.
12. Disclaimers & Limitation of Liability
THE SITE IS PROVIDED "AS IS" AND "AS AVAILABLE." TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, HOME BUYER HUB DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT, AND ANY WARRANTY THAT THE SITE WILL BE UNINTERRUPTED OR ERROR-FREE OR THAT AN INQUIRY WILL RESULT IN CONTACT FROM A PARTNER, A LOAN, AN OFFER OF CREDIT, OR A PARTICULAR RATE OR TERM. PARTNERS ARE INDEPENDENT BUSINESSES, AND HOME BUYER HUB IS NOT RESPONSIBLE FOR THEIR PRODUCTS, ADVICE, OR CONDUCT.
TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, HOME BUYER HUB AND ITS OFFICERS, EMPLOYEES, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SITE, AND OUR TOTAL LIABILITY FOR ALL CLAIMS ARISING FROM YOUR USE OF THE SITE WILL NOT EXCEED ONE HUNDRED DOLLARS ($100).
This section applies only to your use of the Site. Nothing in these Terms limits any right or remedy you have under the Truth in Lending Act, the Real Estate Settlement Procedures Act (RESPA), the Equal Credit Opportunity Act, the Fair Credit Reporting Act, or any other law that cannot be waived by agreement, and nothing in these Terms applies to or limits your rights under any loan you obtain from a Partner. Some states do not allow certain warranty disclaimers or liability limits, so some of the above may not apply to you.
13. Disputes
No arbitration. These Terms do not require arbitration. They do not include a class-action waiver or a jury-trial waiver. Consistent with 15 U.S.C. §1639c(e) and 12 CFR 1026.36(h), nothing in these Terms waives your right to bring a claim in court under federal law, and nothing in these Terms will be applied or interpreted to bar you from doing so. Any mortgage loan you obtain is governed by your loan documents, not by these Terms.
Let's talk first. If you have a concern, we encourage you, but do not require you, to contact us at REPLACE-CONTACT-EMAIL or at the address in Section 17 and give us 30 days to try to resolve it informally. If you do, any statute of limitations or filing deadline that applies to your claim is paused (tolled) during that 30-day period.
14. Governing Law & Venue
These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law rules, except where federal law provides otherwise. Any lawsuit about these Terms or your use of the Site may be brought in the state or federal courts located in Pima County, Arizona, except where federal law provides otherwise or where the law of your state gives you the right to sue where you live.
15. General Terms
These Terms and our Privacy Policy are the entire agreement between you and us about the Site. If any part of these Terms is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver of it. You may not assign these Terms; we may assign them in connection with a merger, acquisition, or sale of assets. Section headings are for convenience only.
16. Changes to These Terms
We may update these Terms from time to time by posting the new version on this page and changing the "Last Updated" date above. Changes apply to your use of the Site after they are posted. Changes do not affect a consent you already gave or a dispute that arose before the change.
