Privacy Policy

The short version. Home Buyer Hub is a service of Insurely LLC that connects home buyers with licensed mortgage lenders, brokers, and loan officers in our partner network. We are not a lender. When you submit the questionnaire, you ask us to share your answers and contact details with one or more of those partners so they can contact you, and we may be compensated by them. We do not sell your information to anyone else. We do not ask for your Social Security number, date of birth, or street address, we do not pull your credit through this Site, and submitting the questionnaire is not a loan application. The consent you give when you submit covers calls and texts, and you can reply STOP to any text at any time. Our advertising tags never receive your questionnaire answers, and they do not load at all if your browser sends a Global Privacy Control signal. The full policy follows.

1. Who We Are

This Privacy Policy explains how Home Buyer Hub, a service of Insurely LLC ("Home Buyer Hub," "we," "us," or "our"), collects, uses, and shares information when you visit homebuyerhuboffers.com (the "Site") or complete our homebuyer questionnaire.

Home Buyer Hub is a marketing and referral service. We are not a lender or mortgage broker, we do not make loans or credit decisions, and we do not take loan applications. The lenders, brokers, and loan officers in our partner network ("Partners") are independent businesses, each licensed and responsible for its own products and practices. Once a Partner receives your information, that Partner's own privacy notice also applies to how it uses your information.

2. Information We Collect

2.1 What you tell us in the questionnaire

Your credit range, income range, and military service answers are sensitive financial information, and we treat them that way: they are shared only with the Partners who respond to your inquiry and are never sent to advertising platforms.

2.2 What we do not ask for

We do not ask for your Social Security number, your date of birth, or your street address, and we do not ask for bank or account numbers. We do not pull your credit through this Site, so completing the questionnaire does not affect your credit score. Submitting the questionnaire is a request to be contacted; it is not a loan application. If you later decide to apply for a loan with a Partner, that Partner will collect application information separately and will ask for your authorization before obtaining a credit report.

2.3 Information collected automatically

When you visit the Site, we and the service providers listed in Section 7 automatically receive technical information such as your IP address, approximate location derived from it, browser and device type, the pages you view, the site or ad that referred you, and a record of how you interacted with the questionnaire page (including the TrustedForm session replay described in Section 7).

2.4 Information from others

Our advertising platforms may tell us which ad or search led you to the Site. Our email and phone validation provider tells us whether the email address and phone number you entered appear to be valid.

3. How We Use Your Information

Your information is not used to train artificial intelligence models.

4. Who We Share It With

We share your personal information only in these situations:

We do not otherwise sell, rent, or trade your personal information.

Financial privacy (Gramm-Leach-Bliley Act)

Mortgage lenders and brokers are financial institutions under the Gramm-Leach-Bliley Act (GLBA). To the extent the GLBA and its privacy rules apply to information you provide here, we handle it consistent with those rules and the Federal Trade Commission's Safeguards Rule. If you become a customer of a Partner, that Partner will give you its own GLBA privacy notice, which governs its use of your information.

5. Text Messages

When you click the button that submits the questionnaire, you agree to receive text messages as described in the consent language shown above the button. Your consent is not a condition of obtaining a loan or buying any property, goods, or services, and you can stop texts at any time by replying STOP.

Mobile information is never shared with third parties or affiliates for marketing or promotional purposes.

Text messaging originator opt-in data and consent are excluded from all of the information-sharing categories in this policy and will not be shared with any third parties, other than the Partner matched to your request, solely so it can send the texts you asked for.

6. Calls & Do Not Call

When you click the button that submits the questionnaire, you agree that Home Buyer Hub and its partners and affiliates, including mortgage lenders, brokers, and loan officers in its network, may call you about your home loan inquiry and related mortgage products and services, as described in our Terms of Use. Your consent is not a condition of obtaining a loan or buying any property, goods, or services.

After you opt out of marketing contact, a Partner may still contact you about a loan application you have started with it when the law requires or allows it.

The Meta Pixel and the Google Ads tag never receive your questionnaire answers, your name, your email address, or your phone number. Meta's automatic button-click capture is turned off on this Site, so the text of the answer buttons you tap is not sent to Meta.

Global Privacy Control

If your browser sends a Global Privacy Control (GPC) signal, our pages do not load the Meta Pixel or the Google Ads tag, and we treat the signal as a request to opt out of the sale or sharing of your personal information and of targeted advertising.

Do Not Track

Some browsers offer a "Do Not Track" setting. Because there is no common standard for how websites should respond to it, we do not respond to Do Not Track signals. We honor Global Privacy Control instead, as described above.

Other choices

You can block or delete cookies in your browser settings, and you can limit ad personalization in Meta's Ad Preferences and Google's My Ad Center. You can also ask us to opt you out as described in Section 11.

8. Security

We use reasonable administrative, technical, and physical safeguards designed to protect your personal information, including encrypted connections (HTTPS) and access controls. No website, internet transmission, or storage system is completely secure, so we cannot guarantee absolute security. If you believe your information has been compromised, please email us at REPLACE-CONTACT-EMAIL.

9. Retention

We keep your information for as long as needed to deliver your inquiry, document your consent, and meet our legal obligations. We keep records of your consent to be contacted, and of any request to stop contact, for as long as needed to document them. When we no longer need information, we delete it or de-identify it.

10. Your Privacy Rights

Depending on where you live, you may have the right to:

These rights come from state consumer privacy laws, including those of California, Colorado, Connecticut, Oregon, Texas, Virginia, New Jersey, and other states. Some of these laws exempt information covered by the Gramm-Leach-Bliley Act, or exempt financial institutions entirely, and some apply only to larger businesses, so not every right applies to every request. We will review each request in good faith and tell you if an exemption applies. We honor opt-out requests and Global Privacy Control signals from every visitor, wherever you live.

How to submit a request

We will ask for information to verify your identity, such as the name, email address, and phone number you used on the Site. We generally respond within 45 days. If we need more time, we will tell you why and may extend that period as the law allows. There is no charge for a request, and we will not treat you differently for making one.

Authorized agent

You may use an authorized agent to make a request for you. We may ask the agent for proof that you authorized them, and we may ask you to verify your identity directly with us.

Appeals

If we decline to act on your request, in whole or in part, you may appeal our decision. Email or write to us using the details above and say that you are appealing a privacy request decision. We will respond in writing within the time your state's law allows (generally 45 to 60 days) and explain what we decided and why. If you disagree with the outcome of your appeal, you may contact your state Attorney General's office to submit a complaint.

11. California Privacy Rights & Do Not Sell or Share

Do not sell or share my personal information

When you submit the questionnaire, you direct us to disclose your information to the Partners who will contact you, and we may be compensated by them. We do not otherwise sell your personal information. Our use of the Meta Pixel and the Google Ads tag (Section 7) may be considered "sharing" for cross-context behavioral advertising, or "targeted advertising," under some state laws. To opt out:

California residents

The California Consumer Privacy Act, as amended by the California Privacy Rights Act, gives California residents the rights described in Section 10, plus the right to know the categories of personal information we collect, the sources, our purposes, and the categories of recipients, and the right not to be discriminated against for exercising these rights. We do not use or disclose sensitive personal information for any purpose that would give you a right to limit it under California law.

Relationship to federal financial privacy law

Personal information collected, processed, or disclosed under the Gramm-Leach-Bliley Act is exempt from certain CCPA requirements, and a Partner's GLBA privacy notice applies to information it holds as a financial institution. Information collected through cookies and tags on this Site for advertising and analytics is not covered by that exemption, and the rights above, including the right to opt out of sharing, apply to it.

Notice at collection

In the past 12 months we have collected these categories of personal information: identifiers (name, email address, phone number, IP address, and cookie identifiers); characteristics of protected classifications (military or veteran status); commercial information (home purchase details such as buying stage, timeline, property type and use, estimated purchase price, and down payment range); financial and employment information in self-reported ranges (credit range, household income range, and employment type); internet activity (pages viewed, referring source, and interactions with the questionnaire page); general geolocation (the city or ZIP code you enter and approximate location from your IP address); and inferences about loan programs that may fit you. We collect it from you, from your device, and from the service providers in Section 7, for the purposes in Section 3, and we keep it as described in Section 9. At your direction, identifiers, commercial information, financial and employment ranges, military status, and geolocation are disclosed to the Partners who contact you (Section 4). Identifiers and internet activity are shared with Meta and Google as described in Section 7, unless you opt out.

Shine the Light

California Civil Code Section 1798.83 lets California residents ask about disclosures of personal information to third parties for their own direct marketing. When you submit the questionnaire, we disclose your information to the Partners matched to your request so they can contact you about your home loan inquiry, which may include marketing their mortgage products and services to you. You may email us at REPLACE-CONTACT-EMAIL to ask for a list of the categories of personal information disclosed and the Partners who received it in the preceding calendar year.

12. Children

This Site is not directed to anyone under 18, and we do not knowingly collect personal information from anyone under 18. If you believe someone under 18 has submitted information to us, please email us at REPLACE-CONTACT-EMAIL and we will delete it.

13. Third-Party Links

This Site links to websites we do not control, such as NMLS Consumer Access, and our Partners operate their own websites and services. Their privacy practices are governed by their own policies, not this one.

14. Changes to This Policy

We may update this Policy from time to time. We will post the updated Policy on this page and change the "Last Updated" date above. If we make a material change to how we use or share personal information you have already given us, we will ask for your consent where the law requires it.
